Thirty years ago, as a new real estate licensee, I stumbled over myself to list and close a $77,000 house. It was my buddy's home; a 3-bedroom, 1-bath, brick home in Wichita, Kansas, just outside the main gate to McConnell Air Force Base, where I was stationed...

That house sold to an investor who owned multiple rentals. My listing was the next addition to his portfolio.


That relationship changed the trajectory of my real estate career. It was my first exposure to the power of building wealth through real estate, and it was the first time I made money selling a house to an investor.


That was when I decided to focus exclusively on helping buyers like you.

Closed over 2,400 residential investment sales, a mix of traditional and creatively-financed transactions (including subject-to deals which we avoid now);

Personally acquired and/or flipped over 500 houses (no bank or hard-money financing, mostly private-financing and/or creative deal structures... which you are about to learn).

The AGENT-APPROVED 5-Step Creative Finance Acquisition System was born over years of witnessing what worked and didn't work with different kinds of owner-assisted deal structures (lease options, wrap loans, subject-to deals, and other hybrid structures).

This 5-Step System, which is driven by the Seller Joint-Venture deal structure ("Seller JV"), is the key to acquiring properties with juicy finance terms (low rates, no credit, no origination fees) and none of the risks that come with subject-to deals.

And since the Seller JV structure eliminates risks associated with subject-to deals (due-on-sale risk, title risk, default risk, seller DTI risk, etc.), it is much easier for sellers and their agents to accept it.

This means more deals and more fun.

As a licensed real estate broker myself, who works with lots of listing agents who receive creative finance offers, I can tell you these deals are scary to agents whose job is to protect their sellers... and that's if the agent even understands the offer.

That's why investors who make these kinds of offers have such a hard time acquiring deals.
